View Full Version : 5 tips to shift a stale property

Just a few obvious quick notes for people out there to help shift those properties we all encounter from time to time - the ones that sit on your portfolio for months and get no results no matter what it seems you do!

Here's some tricks that could help

1, Go back and clean with the owner - get that hedge trimmed and take your own lawnmower if you have to!

2, If they have a pool make sure it's clean - no point in having a selling feature that's actually dragging the property along by the heels

3, Consider enhancing the images your using for the sale boards and web campaigns - a good digital imaging company like alta image in brisbane (google them) can work wonders and save you time and the cost of a cleaner.

4, Enlist the help of a good local reputable cleaning company and get a relationship going. Clients will pay for cleaning if needed - and more likely to pay if you can help them get a good deal.

5, Take it off the market for a week! This will re-jig the property on web campaigns and also allow to take new photo's, update the old photos etc to go at it from a different angle.

And above all - get the paint pots out! Bunnings doesn't cost a fortune and a light clean airy space is the best way to showcase the square footage or sheer scale and volume of a property.

Good tips. Impressive how many people don't even bother to mow the lawn when selling an asset worth hundreds of thousands of dollars.

Professional photos are great, also I'm a fan of professional copy for the ads.

Try a twist perhaps if the more usual strategies aren't working, throw in some furniture or something similar as a point of difference to other properties on the market.

Consider mystery shopping your selling agent and see what type of job they do before hiring them or even after you have hired them (considering this thread is about stale listings).

I attended 11 open homes on the weekend, one follow up call from all those inspections and that was a by the numbers experience, seriously.. in this market in 2011 and considering I buy property for a job, oh well :)

generally having a clean place would attract and please anyone who is willing to purchase it plain and simple. And in order to hype it you need to advertise it.

I 've had two buyers agents approach me recently to make an offer on one of my listings, both offers were well below what we quickly sold the properties for and they were based on extremely tenuious comparable evidence ie a 26sq home has just sold for $500,000, therefore my 35sq home, should sell for $519,000 (sold later that week for $552,000)!!!! well researched!! or is it simply make a ridiculous offer to justify ones existance.
How difficult is it to make an offer on a property? Oh well!

I agree with the reduction of the price. Since some agents tend to hide the real price and the moment you start bidding below the cost then the real price of the property floats.

i'd really take a close look at the outside...are people stopping to take a closer look? if not, why not.
Tidy your garden...make the first impression worth it and worth a second look.
