Leasing a business attached to a property?

Hi,i'm new to this forum,so i hope someone can give me some tips on leasing a business attached to a property,we own this property and business and are in the process of trying to sell (both) but i'm thinking that leasing maybe an alternative but don't know the first thing about leasing,ie,do you ask for a lump sum and a monthly payment and how would you come up with the figures:rolleyes:thanks in advance
