"Going Halves" in Investment Property

We have a townhouse and are looking at turning it into a rental property and are thinking of selling 50% of it to my parents who are creating their own family trust (my husband and I are also looking into creating one also and putting the other 50% share into that one)

Firstly, what are peoples opinions on this and secondly, where is the best place to go to get advice on what to do and how to do it?
