a hypothetical question,

if for any reason the vendor becomes unhappy with the agent (who has been advertising and displaying the home to potential purchasers), can he/she decide to no longer sell through this agent? Can the vendor sell without an agent at all, in this circumstance? What if the sale would be to a purchaser who has seen the property as a result of the agent's advertising?

You cannot sell privately to a buyer who has found you from advertising from the real estate agent/'agency or you will still be billed for their commission (sometimes people end up paying double commissions by changing agents without fulfilling the time frame stipulated in your contract when you listed with them - pls check how long you have to wait before you can solicit that potential sale.

You can certainly sell a home privately without engaging a real estate agent - make sure you organise from a good property lawyer a contract proforma before selling privately - there is a brilliant book titled "Real Estate without agents" by Terry Ryder that is endorsed via a foreword by Neil Jenman the ethics guru of real estate. Worth a read - check out your local library or buy it. It will blow you mind in relation to all the games agents play

If your agent is not taking interest to sell your property then I think that you have to change him. It was also possible that you can sell your property without agent and condition is that you have to spent time behind it. Put ads on paper and put board in front of house of selling it will help to you.
