I was a defence employee and while i was posted out of townsvile i rented my home and had ray white manage the property. Ray White made me pay for the tennants lpg and deducted it from my rental income. the tennant did what they were suposed to do and open an account with the lpg provider in this case it was elgas. i was told i would be left with a full bottle of gas apon my return and this is allways done this way by ray white but the gas conpany took the bottle away and told me ray white has been refunded. well the tennant paid elgas for the gas consumption and elgas refunded raywhite the money with instructions to pay it to the landlord but guess what , Ray White tetained the money that was mine and have band me from entering there buisnees adress in vincent shopping centre townsvile after i gave them a letter of demand for the refund they retained for them selves.

so if your a property owner and if your house has gas bottles better check with the gas companies to see if you are owed a refund from the realestate agent.


this is bloody poor if a company so big has to rip off there own clients. its only a few hundred but add it up . a few hundred for every tenneted house on gas works out to be a bloody lot of money.

1) ascertain by writing to Ray White, what is their policy on this matter, Do this by receipted email.

2) Contact the organisation responsible for Fair Trading in your State, they give free advice on these matters.

3) Contact the professional body responsible for Real Estate agents, either nationally or in yr state, to get their opinion on whether White is acting properly.

4) resist the temptation to be abusive, either verbally or especially in writing.

5) Conduct negotiations by receipted email with the appropriate person in Ray White organisation. Be polite, even if you dont want to

I have been a landlord of quite a few properties over the years and i can tell you from my experience that most of the property managers are not all they would have you believe they are, with many ending up costing me a lot of money , heartache and stress. I have found that a lot of them employ people who have never even owned a property,let alone been a landlord themselves and are usually renting a property themselves. and don't really care, we are lead to believe that they have integrity and are honest and a lot of them will tell you what they think you want to hear. All i can say is choose carefully and keep them on a very very short leash. Regardless of what needs to be done, stay in control and never give them any power whatsoever over your property and everything no matter how small,you must be contacted for approval in writting, and lastly take the time and effort to do a property managers course so you know exactly where you stand on any issue.
There are some good one's out there, its just a matter of finding that needle in the haystack
