Hay guys,

Nice lookin' forum!
I've been spending lots of time lately hunting and need to make a bid on a house before it goes to auction because I dislike the risks involved with Auction:

Not being allowed to make an offer pending positive building inspection.
Chance of being too emotive and bidding for much higher than desired.
Through discussions, the reserve price is known and is quite comfortable, but being a first time home buyer, i'd like to know if you guys have first hand experience to share regarding whether or not I'm approaching this purchase the right way.

I wouldn't hold out hope. Agents always want to proceed to auction because it increases the chances of a higher offer and provides more commission (and possibly advertising-related revenue) for the agent.

That said, if there is a long lead-in time between the property going on the market and the auction date (more than six weeks), this tends to indicate the vendor will seriously consider offers prior to auction.

If you really like it, and think you can get it for an acceptable price then why wait?
You can always try a low offer, the sellers may be in a position where they will accept and have certainty, as long as you dont have too many or unrealistic conditions. Shouldnt stop you attending the auction later if unsuccessful.
If you are already 'cashed up' then you have a very good bargaining chip (appreciate that might be unlikely for a FHB).
