What I am looking into and would like to get other developers or property investors feedback on is fully sustainable developments.
I am looking into doing develpments of about 20 homes in each that are sustainable living environments, I think anymore then this and the development becomes to large, but several of these developments could be located together to form a larger comunity.
So my basic ideas are:
- Large block sizes, helps with natural heating / cooling, and to give people some space.
- Rain water filtration / catchment of the comunal roads for use on communel land, left over water returned to the environment / stormwater clean of rubbish.
- wide roads, footpaths, and a centrally located park area.
- Well designed & built sustainable houses, that would include rain water collecton for use in the house, grey water collection & treatment for use in the yard. Black water?? (will be up to locale rules)
- to be grid connected with solar cells (10-15KV output), be naturally heated / cooled, Solar hot water / heating of pools etc.
- all construcion materials used in the house to be sustainable. eg. LED Lighting, Wool insulation. Aluminium Dual Glazed Windows, Decking / Clading materials to be Wooden plastic (recycled timber waste mixed with recyceled resain into extruded decking), Tiles from recyceled ceraminc or stone.
so any feed back on this idea will be usefull as this is still in conception.
