thought we could distribute some ideas of props for sale or sold..and why we think they are bargains...or a good buy....
here is a lovely old pub up at Euroa, 130 klms north of Melb...been sold, 13 rooms....the licence has probably gone...otherwise it would be more expensive...but how about a bed and breakfast....about 200k.s
euroa is a lovely place...lots of tourists, gets a lot of the syd to melb traffic....its bypassed now..so all that traffic not going thru the main street now....
never saw it advertised when I looked last week...

and this one I was thinking about..less than 3 weeks on the market and its gone now
advertised for 95,000

Hi Kincella,
That pub is a great buy i agree, however, there must be other things to consider here well actuallly one major thing. Eurora dropped off the map about 15 years ago when the Hume bypass went through (ever seen the Cars movie?)
I remeber as a child commuting up and down the Hume Highway regularly with my folks, grand parents, aunts, uncles, the works... and Eurora was my favourite stop on the way because of this fantasic homestyle roadhouse they had there. Great food, i still wish it was there now. In my travels since the bypass went through i have stopped in Eurora for nostalgic reasons and it was heatbreaking to see the town effectively die.
I do agree however that the northern urban sprawl, Whittlesea (used to live there) and the like, of melbourne may make it more appealing but i cant not see it happening for at least another 20 plus years, even if at all.
In looking at places like that, i think a chat with someone who has local knowledge, or even delve into the history of the place yourself to see where the place has come from and of course where it could go.

Blue, I did the same travelled up and down for years...the roadhouse was the best..thought last time I drove there was a similar set up...could be wrong...maybe it was seymore...anyway...used to live in wodonga, did the show and gymkhana circuit with daughter and horses for about 10 years...
used to love euroa...was very busy in those days....
have an aunt and older brother...both prefer a quiet place, looking for somewhere cheap...the nephew has a farm at wangaratta..so aunt wants to be near public transport...in case they take her licence off her...she is 80...and should not be driving imo...
was looking at the place for 95k's for her...she is further out in the sticks with no public transport...and would look at selling and buying same market...
I am due to go back up there in a month or so...might have a look around...it would be a lovely tree change place...drought being the big problem....you might be surprised how attractive a quiet town is to some people...
I like the hustle of melb myself

Haha, yes travelling between albury wodonga and melbourne. There were parts of North Albury that were attrocious commision style housing but there were some great little hidden pockets.
My formative (teenage) years were spent living all over A/W, so i knew the place better than the back of my hand. I can tell you numerous pass out places hiden all over the joint there!! :alcohol: :kebab: :vomit:
But totally agree with the local knowledge thingo. I wouldnt buy there now not having lived there for about 5 years and visited for about 2. It has changed so quickly and drastically. It is not the same place i used to know, even in that short amount of time.

The "Sold range" for the 2nd property is entertaining - 1.98bn to 2.3bn :biglaugh: Country property has received a bit of a resurgence, but that is a bit over the top:p
