View Full Version : Damage to old furniture in fully furnished house?

We rented a house for 6 months. It is a fully furnished house, the problem is we are using furniture and other stuffs that are old. After 6 months, some of the stuffs are broken. Should we pay for it? They are asking for a very big price.

Would suggest that you need to pay. The real question is how much. What is a fair price is going to be subjective. How have you been as a tenant, and them as a landlord, ie the relationship that has been built up is going to influence the price.
Just because some furniture is old doesnt make it worthless and not be treated well, they could be antiques. Some new 'stuff' can be cheap and nasty.
I suggest you will need to pay.

From a legal point you may or may not be obligated to pay for the damaged furniture. If the furniture is damaged through what is classified as 'fair wear and tear' then you are not obligated to pay for the damage. Fair wear and tear is a very broad concept and can apply in apply in a number of circumstances. However, if the furniture was damaged through negligent or incorrect use then you would most likely be obligated to pay for the damage.
If you agree to pay for the furniture the next consideration is what is fair value and should you pay for the whole piece or for the cost of repair. Fair value would be considered the market value of the item or its replacement cost, while the cost of repair would be determined through obtaining 3 or 4 quotes.
You should also inqure as to whether the furniture is protected by any insurance that the owner may hold and whether they have any insurance in place that may cover the damage. In my experience it is not uncommon for property owners to double dip in these situations and bill the tenant and make an insurance claim. Hope that helps,.

Legally speaking, you should pay the bill since you are using the household items. But before paying up the bill, make sure you are not paying up for the things that wear out with time. And also pay the right cost of the items. So do your homework by making a rough estimate of your bill and then tally it with what is given to you.
